Now a day, condominiums and landed property are being built rapidly due to the demands from the people who are looking for a convenience space to live. For those who likes to have an extra ground around the house, might consider of choosing landed properties compared to the condominiums. In general, there are advantages and disadvantages of choosing these two living properties. (done by khairi, fizie and zaiton).

The comparison of the benefits living in condominium compared to the landed properties can be seen through the spacious space provided to the customers. If compared to the condominium, landed properties provide more spacious space with an extra backyard for the convenience to the owner thus via versa of the condominium, the space is fixed to to some extra space renovation which is only a balcony for viewing scenery. The extension to the landed properties can be adjusted according to the customer's needs. Therefore a lot of activities can be managed widely and conveniently compared to the condominium unit. The most talk about issue nowadays is the safety or security in general. It is very much related to the life of community nowadays especially the safety of individual, family, property and others. This is to avoid various crimes from taking place which at this moment worries the citizen of Malaysia. No matter men or women, they are so busy with their job or responsibility to the extend they are not at home for the whole day. Therefore the necessary safety measures must be taken to safe guard the well-being of everyone. (done by zaiton).

Hence, one of the facilities that are provided in most of the condominiums is the security guard. Most of the condominiums have security guards to safe guard their home. The security guards are in-charge of safe guarding the condominium by doing regular rounds for the whole day. Besides that, they will check every vehicle that enter the area of condominium and obtain the permission of the resident before allowing entry. For example, relatives, friends or anyone who is associated with the resident of the condominium.(done by zaiton).

Besides that, security cameras (CCTV) are installed in some of the residential area to detect or identify any trespassers in the residential area. This is also to ensure the effectiveness of the security guard in carrying out their responsibilities. (done by zaiton).

As for the residents of the landed property, they have to take own safety measures by blocking the entrance to their residential area or set up a RELA unit to patrol the houses around the areas. Nevertheless, there are some who employed own security guards but this is not affordable for everyone. Therefore, the security features in the residential area is less effective compared to the one available in the condominium. (done by zaiton).

Maintenance is also another criteria to be considered if you choose to live in condominium. It involves a few aspects such as hectic lifestyles(less hassle to manage but more money to spend,maintenance of facilities(under one roof but paying without using) and uniformity(less individuality).-Fizie

Staying in a condominium would be an advantage to youngsters who living in a hectic lifestyle as managing a condominium is less hassle compared to managing any landed houses. Smaller space means more affordable and less time to be spent off for maintaining the property. All those hassle to maintain such as periodic painting and renovating the common areas can be transferred to the developer.-Fizie
However, a fixed visible sum of maintenance fees is usually needed to be paid by the premises owner to keep up the maintenance of the property.In a expensive premises,which usually have on-site maintenance personnel to care the common areas,the amoutnof money to be paid can run into thousand ringgits over the years.To those who stay in landed property,the money to be spent would be more,as the property owner will have to cover all maintenance fees whenever necessary.-Fizie

Condominium units are well-known as best suited for today’s fast-paced living or to those with less time to commute or driving around to do their daily activities. Condominium usually comes with the most practical solutions to ensure that all services such as external or internal repairs, proper sewerage system, gymnasium, swimming pool, tennis and badminton court, food or grocery outlets been integrated under one roof. Those services are usually been taken care by the property management or developer.-Fizie

On the other hand, although most of the facilities provided are to promote healthy lifestyle, those items may not be useful to some units’ owner but need to pay an equal share of the on-going maintenance fees. It is less fortunate that they are paying without using the provided facilities. This issue would be a disadvantage to the landed premises owner as they have to spend more time and money to get those equipment or services outside their residence area.-Fizie
To suit the needs of a growing market of young employees and professionals who choose to move out of their parents’ homes, most condominium units comes with fully furnished to avoid hassle move-ins. This pre-furnished condominium unit that suit one tastes and budget becomes popular to those who do not have time to plan the interior design or decoration or to those unintended long term own stay. Furthermore, all items will be taken care of the maintenance personnel as the owner of the property and the residents can focus more on their work.-Fizie
Unfortunately, to those who wish to express individuality, the pre-furnished unit may not the best option. Condominium is built in a uniform structure and the only space available for individuality expression is the interior parts of each units. Therefore, the property management or the residents community is usually have the final say to all aesthetical aspects including the colour of paint of the building, which will drive one insane if the colour did not suit to his / her. Still the cost of all aesthetical uniformity aspect should be borne by the residents. This will not be an issue to those who stay in landed property as they can express their creativity in renovating and decorating their house as long as they have enough money to spend. There is no limitation, rules and regulation for them to do so.
